    Replying to owner response:

The owner of the home we rented from left a negative review so Scott's statement about no hard feelings with them is false. Scott sat across a table from me and ranted about negative reviews and implored me several times to take mine down after being harassed due to their payment portal being down which resulted in late payments. The fact that he stubbornly sticks to his tired old lies is why I still update my reviews years later. Half the + reviews are employees!

    Original Review:

I wented with All County for 3 years. As a new home owner I would rather see my home burn than sign it over to their care after I saw just how depraved they are when it comes to caring for owners homes.
How they screw over home owners: they painted over surfaces from the previous tenants without even scrubbing them. This left peeling paint with mold and filth underneath. They never did quality checks on anything really, only did a yearly inspection, and charge for repairs without any consultation to home owners and sending home owners the bill. Imagine never checking the gutters to ensure drainage, never checking the roof, insulation, water heaters, any of it, just letting the home rot while charging you to look after it. I feel so sad for the home owners who signed on with All County, because of the gross neglect the financial impact of which is passed onto the home owner. We saw the direct consequences of their lack of maintenance, it cost us financially, put our lives at risk, and put the home owner out of thousands of dollars due to All County's neglect.

How they screw over renters: no autopay, ever. Next to impossible to get in touch with anyone. Some of the people are just straight up rude, like Denim and Scott. They take over two months to return your security deposit but if you're an hour late on rent you're immediately threatened with eviction without even a phone call to remind as well as ridiculous late fees, which is why there is no auto pay because they make so much money off of late fees and bullying tactics. Pushing anything through with them like maintenance or a background check for a new roommate takes weeks of calling every couple of days and empty promises until you drive up to the office and demand service, which even then half the time you're still ignored.

The last six months I was under contract with them, they made significant attempts to improve their image, to the point of implied consequences if I didn't put up a 5 star review. What I mean is, I felt compelled by Scott to put up a five star review purely out of fear that if I didn't I wouldn't get my security deposit back and that All County would properly screw me when I moved out, despite leaving the home better than we got it in. They would send surveys then follow up with a phone call to make more empty promises on how they will get better, like multiple promises to add an auto pay to their payment portal. Scott in as many words threatened to make my life miserable, in person and on the phone, if I didn't change my review at the time. I wrote as glowing a review as possible to placate him and things immediately improved.

When we moved out the firm was following up constantly, checking in to remind us of the move out date and Scott expressed enthusiasm that at being able to do the inspection personally. He couldn't wait to charge us insanely ridiculous prices like he'd been doing during our entire stay. He was thoroughly dismayed to find the home in better condition than it was left, and that we videotaped the walk through and every inch of the home. I firmly believe that the only reason we got our security deposit back in full was due to that video footage, and that I had audio recordings of every conversation I had with staff for the last few months. Remember Colorado is a single party consent state, meaning you should record whatever these people say as long as you're party of the conversation.

In conclusion, these people are the gold standard when it comes to bullying, neglect, and disrespect. 0/10 never again.
